Realterm, an independent global investment manager focused on the transportation industry, today announced the acquisition of 805 140th Avenue Court E, an industrial outdoor storage (IOS) maintenance facility sitting on 4.3 acres in Sumner, Washington.

The 18,800-square foot property located in the Kent Valley features a 12,700-square-foot maintenance shop and 6,100 square feet of office space. In total, the property features nine drive-in doors and four drive-through bays and includes LED lighting throughout the yard in addition to an electric vehicle charging station.

“This facility’s layout is ideal for logistics users – with drive-through bays, efficient geometry and multiple points of ingress/egress to highlight a few features," said Ed Brickley, Managing Director and Fund Manager, Realterm. “This, along with its advantageous location, is in keeping with Realterm’s goals of acquiring best-in-class, transportation-advantaged real estate within key logistics markets.”

This Sumner property has immediate proximity to the on/off ramp of Route 167, providing efficient access to the Port of Tacoma, Port of Seattle, downtown Seattle and the greater Kent Valley market, which serves as a vital distribution hub for the Pacific Northwest.

“The Kent Valley is a top sub-market in Seattle due to its central location and proximity to key transportation nodes," said Jack Falk,

Associate, Investments at Realterm. “We remain focused on acquiring well-located industrial outdoor storage assets with differentiated physical characteristics in top markets across the country.”

Kermit Jorgensen of Neil Walter Company represented Realterm and facilitated the transaction.
