Triten Real Estate Partners, a national real estate investment, development, and operating firm and leading player in the industrial outdoor storage (IOS) sector, is pleased to announce the successful acquisition of two IOS low-coverage facilities. One being a 40,000-square-foot building located at 11750 Veterans Memorial and situated on six acres of land in Douglas County. The property complements an earlier acquisition, 140 Herring, which Triten acquired in December of 2023 and hosts a 28,000-square-foot building on 4.9 acres of land and located in Coweta County. Both deals were spearheaded by Willie Ross, who joined Triten last fall as Principal and Head of Acquisitions in the Southeast Region.
“This is a great example of our capital strategy of investing in supply-chain oriented buildings across the Southeast that have ample open-air storage” Ross said. “We look forward to continuing our success and pursuit for new opportunities within these prime real estate markets.”
Both 11750 Veterans Memorial and 140 Herring are strategically positioned within one of Atlanta’s more infill industrial hubs offering proximity to I-20 with connectivity to Birmingham and Hartsfield-Jackson Atlanta International Airport.
The Veterans Memorial site is zoned for Light Industrial and viewed as a coveted asset for its location within one of the few pockets which satisfies the necessary requirements for IOS uses. US LMB, one of the country’s largest building product distributors, is the sole tenant.
