Umina Brothers, a full-line produce company, has leased a freestanding state-of-the-art refrigerated facility located at 3268 East Vernon Avenue in Vernon, California. Kidder Mathews commercial real estate brokers Jon Reno, SIOR, CCIM, Trevor Gale, SIOR, and Mark Vanis represented the landlord, Brookfield Properties, a developer and operator of commercial real estate investments, in structuring the lease.

The 35,103-square-foot industrial building includes 27,000 square feet of cooler space, ten dock-high loading doors, and 44 parking spaces. It’s located on 1.56 acres close to Umina Brothers’ current operations in downtown Los Angeles.

Cold storage in the Central Los Angeles marketplace is in high demand. The cost to build, improve, and maintain these properties is expensive and time-consuming, and there are a limited number of landlords who cater to this use, resulting in few options for tenants and high rental rates.

“There was an exceptional amount of interest in this property from a wide array of tenant/users the entire time it was on the market,” said Gale. “Umina Brothers is a solid local company that had an immediate requirement. This building is close to their current facility, was recently refurbished, and is ready for occupancy. The lease commences at the beginning of August.”
